What is an invasive inspection?
When it comes to a building and pest inspection, an invasive inspection means 'anything more than a just visual inspection.' This might include lifting up floor coverings, moving insulation in the roof cavity, moving furniture or other personal belongings out of the way for a clearer view.
At Dedant Building and Pest Inspection, the type of invasive inspection we offer is a look inside of wall cavities using a camera on the end of a scope.
When is a more invasive inspection required?
Further investigation is essential if signs of termite activity or high moisture are identified at a property, particularly during a pre-purchase building and pest inspection.
Termites love to eat damp timber so if high moisture is located, it is prudent to investigate the area further to see if there is termite activity or wood rot in the area.
How is an invasive inspection conducted with a borescope?
The inspector will drill some holes in the wall / ceiling lining, large enough to insert the camera.
The frame inside the wall / ceiling will be inspected for termite activity and wood rot. The inspector is generally looking at the bottom and top plates.
A report is issued showing photos of inside the wall and the inspector's conclusions.
The holes are lightly patched with plasterboard filler.
When conducted prior to purchase, permission in writing must be granted from the vendor to create the damage.
What is seen inside the cavity?
Most commonly signs of water damage, wood rot, and termite mudding is located within the cavity.
