The inspection consists of a visual assessment of all accessible areas of a building, noting any safety hazards, major defects and minor defects.

Following the Inspection, a comprehensive report will be issued.

Pre-Purchase Building Inspection

Before you commit to purchasing a new property, call DedAnt Building and Pest Inspections to get a full appraisal of the condition of the property.  This inspection is usually combined with a Timber Pest Inspection to get a complete picture of the  property that you intend to purchase.  We will conduct a thorough internal and external building inspection of the building and property focusing on major and minor structural defects.  We can also provide maintenance and general advice when required. Pre-Sale Building Inspection

Don’t derail your sale with hidden defects in your house. A building inspection prior to selling your home will give you a valuable tool in setting a price for your house.  It is highly likely that your house has defects that you are not aware of.  Have a qualified inspector give you an appraisal so you can either repair the issues prior to listing or price the property accordingly.

A Pre-Sale Inspection is also a valuable tool when selling at auction.

Dilapidation Report

A dilapidation report is extremely comprehensive and is carried out on a building before work is done on a nearby structure. The report takes note of the condition of the building before the work is done, so that if any damage to the building occurs, the building owner can prove that it occurred as a result of the construction carried out. The building owner gets a copy of the report as well as the person doing construction nearby. This serves to avoid disputes about any damage that may occur from the nearby construction. Another report is undertaken once the works are completed to document changes to the building, if any.

A dilapidation report would be suitable in these circumstances: a large hole is being dug on a neighbouring property, Water Board pipes are being laid, road works are being carried out, or a retaining wall is altered, and so forth.

Creating a dilapidation report also protects you from claims made by neighbouring and adjoining properties during the demolition and construction process of your building project.

Having a renovation report done is a vital step in the renovation of any building. Our inspectors will inform you on what is structurally safe and which parts of the building can’t be touched.

New Construction Reports

At DedAnt Building and Pest Inspections, we work for you, the client.  We are totally independent from the Builder so you can be assured that your new build handover is comprehensive.

We do a range of new construction reports including Practical Completion / Handover Reports and New Building Stage Reports.  Our reports are very thorough, and will include any defects such as issues with the paint finish, scratches on the kitchen sink or hardware, chipped tiles, marks on brickwork, and structural defects, just to name a few, we refer the builder back to the Building Standards of Australia regardless if it is a property you are building or a property you have purchased (Turn Key) they still have a standard they have to build to, and we make sure that is done, and all defects are reported.

You are entitled to an independent inspection and it is within your rights to inspect at  any stage of the building progress.  You will need to provide notice to the builder that you intend to inspect.  We can take care of this for you.

Please note - We offer a range of services for asbestos identification. The only way to know that a material is definitely asbestos is to take a sample (approximately 20c piece) and send to the laboratory for testing. Permission from the property owner is required for this type of testing. A visual asbestos - a report is provided that nominates locations in the property that the inspector believes could contain asbestos.
