Minimum Rental Standards
In Queensland, tenanted properties need to be a minimum standard as prescribed by the
Residential Tenancies and Rooming Accommodation Regulation 2009 (Schedule 5A)
These minimum standards come into effect for new tenancies from 1st September 2023, and all tenancies from 1st September 2024.
These standards prescribe that the property must be weatherproof, structurally sound, secure and be functional.
The property must be weatherproof, structurally sound and in 'good repair', with fixtures and fittings unlikely to cause injury to anyone under normal use. The property is required to be free of vermin, damp and mould. This does not apply if it has been caused by the tenants.
The property needs to have functioning locks on all external doors and locks or latches on windows (that can be reached without a ladder) to prevent unauthorised entry. Privacy must be provided in areas where it is reasonably expected.
The property must have adequate plumbing and drainage and be connected to a water supply that provides hot and cold water, with each toilet functioning as designed.
If the property has a kitchen, the cooktop must function. If the property has a laundry, it must have functioning laundry fittings.

The Minimum Rental Standards Inspection will report on the following -
- Signs of damage to the property that could be a safety hazard, such a ceiling that could collapse or signs of wood decay in the supports of a balcony.
- Signs of dampness in the property or water staining.
- Property is in good repair with fixtures and fittings unlikely to cause injury through normal use.
- The property has functioning locks and latches as required under the legislation.
- Signs of vermin and visual signs of mould
- That the property meets the privacy coverings requirements.
- That toilets work, cooktop works, and laundry has the correct fixtures to meet requirements.
Landord Maintenance Inspection
Maintenance inspections on investment properties give you the peace of mind that you are aware of the items that should be addressed to maintain the condition of the property.
Issues are classified into two groups - Major Defects and Minor Defects.
Major Defects - these items should be addressed immediately to prevent further damage to the property, are safety issues are a defect with a major element of the construction.
Minor Defects - these items should be addressed sometime in the future during your routine maintenance schedule.
The Landlord Maintenance Inspection includes assessment of the following areas -
- Building structure (Internal and external)
- Fences
- Site - up to 30m from the main building structure.

Why is a Building and Pest Inspection Important?
Identify Safety Hazards
The report will contain details on any defects that are considered safety issues and have the potential to cause harm to persons if not rectified immediately.
Major Defects
A major defect should be repaired immediately. Failure to repair can cause further damage to the property or affect the liveability of the property. It can also be a defect to a major structural component of the building.
Minor Defects
By definition, a minor defect is a maintenance issue that should be addressed at some time in the future to maintain the upkeep of the property.
Timber Pests
The inspector will identify any visual signs of termite activity, make recommendations on conducive conditions and report on whether the property has a current termite management plan.
What areas are inspected in a commercial building and timber pest inspection?
Subject to safe and reasonable access, this inspection is a visual assessment of the following areas;

A building and timber pest inspection is conducted by an experienced builder and timber pest technician. It does not include any areas outside of the builder's expertise (such as plumbing or electrical items) These areas should be inspected by a licensed tradesperson in the relevant areas.
