What is inspected in a pre-purchase building and pest inspections?
The building inspector will inspect the following areas (subject to safety and accessability)
Property interior – this includes walls, floor, ceiling, windows, doors, bathroom, laundry, stairs and cupboards.
Roof space – (subject to safe and reasonable access)
Exterior of the property – including stairs, garage, external finishes, gutter, eaves, porch, weep holes and ventilation, external door components.
Sub floor of the property – (subject to safe and reasonable access)
Roof exterior -(subject to height restrictions) – including gutter and down pipes.
The surrounding property within 30m of the building is inspected – including fencing, retaining walls, driveways, paths, surface drainage.
