Identify Safety Hazards

Safety defects are classified as any defects that have the potential to cause harm to persons if not rectified immediately.  Safety defects could be an issue with high windows, stairs, balustrades just to name a few.

Major Defects

A major defect should be repaired immediately. Failure to repair can cause further damage to the property or affect the liveability of the property.  It can also be a defect to a major structural component of the building.

Minor Defects

Owning a property is not without the need to do regular maintenance. By definition, a minor defect is a maintenance issue that should be addressed at some time in the future to maintain the upkeep of the property. 

Timber Pests

The property is assessed for any visual signs of termite activity, make recommendations on conducive conditions and report on whether the property has a current termite management plan.

What is a Building & Pest Inspection?

A building and pest Inspection is a visual property inspection that is usually performed prior to finalising a property purchase.  In Queensland it is generally a condition of your purchase contract that you are satisfied with the outcome of the building and pest inspection.

Pre-Purchase Building and Pest Inspection

An expert, experienced builder will visually inspect the property to look for structural issues, safety issues, maintenance issues, and any signs of termite activity.

Pre-Sale Building and Pest Inspection

It has also become common practice in Queensland for sellers to get a building and timber pest inspection.  This is a great idea before listing a property so that the seller is aware of any defects that might come up when a buyer comes along and has an inspection.  The seller can then choose to fix defects or price the property accordingly.

Pre-Auction Building and Pest Inspection

In Queensland an auction is final, so it is imperative to get an independent building and pest inspection prior to bidding.

Booking a building and pest can be a confusing process, that’s why we take care of the entire booking and liaise between all parties involved.

Building and Pest Report

The findings will be recorded into one ‘easy to read’ report. The report features photographs and a summary of all safety issues, major and minor defects identified.

DedAnt provides Building and Pest Inspections that are conducted to Australian Standards.  We service  Brisbane, Redlands, Logan, Scenic Rim, Moreton Region, Ipswich, Gold Coast and Sunshine Coast.  All of Dedant Building Inspectors are skilled, licensed, insured and experienced.

Thermal camera

Flir Thermal Imaging Camera

Flir thermal camera (FLIR E8- XT)  is the perfect tool for diagnosing temperature anomalies inside a building.  This equipment  will indicate  hot spots and cold spots, possibly indicating a large termite nest hidden in the wall cavity, leaking pipes behind a wall and leaking showers.

Termatrac T3i All Sensor

Using radar technology, relative and direct moisture sensor as well as a thermal sensor, the T3i All Sensor was designed to help operators locate, confirm and track the presence and extent of termite and other pest activity. Used with an invasive inspection to determine termite activity.

Moisture meter

Tramax Moisture Meter

Tramax moisture meter is the leading tool in moisture detection.  High moisture levels could indicate leaking pipes, poor ventilation, ineffective drainage, leaking roof or defective flashing.  Damp timber within wall cavities is also very attractive to termites.

What areas are inspected in a building and timber pest inspection?

Subject to safe and reasonable access, this inspection is a visual assessment of the following areas;

The Interior of the property

This will include walls, flooring, ceilings, windows, doors, bathrooms, laundry, stairs and built in cabinetry.  This is however a visual inspection only, the inspector cannot see behind walls or under flooring.

The roof void

The roof void will be inspected from a ladder if safe and reasonable access if available to the inspector.  This includes clear access to the manhole. The inspector cannot move items to access this area.

The Exterior of the property

A check of the exterior including stairs, garage, external finishes, gutter, eaves, porch, weep holes and ventilation, exterior door components.

The subfloor of the property

If applicable and subject to safe and reasonable access.

The roof exterior

Will be viewed from a ladder subject to height restrictions. This includes gutter and downpipes.

The property 30m from the main building

This will include fencing, retaining walls, driveways, paths, surface drainage.

What areas are inspected in a building and timber pest inspection?

The following items are outside the scope of a pre-purchase building and timber pest inspection. These areas should be inspected by a licensed tradesperson in the relevant areas.

Home appliances

Such as a dishwasher, air conditioning unit, range hood, oven, garage door. These should be checked by a licensed electrician.

Other Accessories

Such as CCTV, alarm systems, smoke detectors, power points, garden irrigation systems or intercom systems.  A licensed electrician should be engaged to assess these items.

Compliance to building codes

There will be no comment on the structure's compliance with local building codes or regulations. Check with council for compliance.

Natural disasters

The building inspection does not include comment about the likelihood of the area flooding, experiencing erosion or a landslide. Check with council for flood areas.

Toxic and hazardous substances

No comment will be made about the likes of asbestos or mould in the property.

Swimming pools (including compliance with fencing)

No comment will be made about swimming pools or compliance of pool fencing. Contact your local pool inspector for this service.

I didn't realise I hadn't already given a review.I called dedant about 9 months ago because I had found some fairly big and obvious things wrong in my house after a different company had done the prepurchase inspection and given it the all clear. I wanted to make sure that something less obvious like termites hadn't also been missed.While I can't remember the name of the gentleman who did the inspection he was very thorough, methodical and talked me though things with clear and helpful explanations. It was night and day to the other company I used.If I could go back to 22 I would have used dedant from the start, not the other company recommended by a family member 😩
