What is a building inspection?

A building inspection is a thorough visual inspection of a property to assess it’s the current condition. To do this, a qualified building inspector looks for major and minor building defects. Queensland Building and Construction Commission (QBCC) classifies major defects as any issue(s) that affect the safety or livability of the property. Issue(s) that don’t require immediate action, such as maintenance issues or general aging, are classed as minor defects.

Under Australian Standards, a building inspection cannot comment on whether the building is up to code or is structurally sound. As this is outside the scope of a building inspector’s expertise and qualifications. Should you need a building’s code or structure checked, a building certifier or structural engineer will be required.

Are building inspections mandatory in Queensland?

It's important to note that building inspections in Queensland are not mandatory, but they are highly recommended. They are often combined with a timber pest inspection and included as a clause in a contract of sale. This ensures the buyer has a complete picture of the property prior to purchase and settlement.

For example, if major defects are found, the buyer may be able to negotiate a lower purchase price or for the seller to fix the issues prior to settlement. This can save you thousands for repairs that may have otherwise gone unnoticed.
