Under Australian Standards and QBCC guidelines, the building and pest inspector cannot check household appliances, electrical and plumbing as they are not qualified to do so.

Each inspection and report is completed in accordance with Australian Standards and is recognised by real estate agents, lawyers and conveyancers. This means you have a few options once you received your building and pest report including:

  1. Proceed with the purchase and settle on terms already discussed with the vendor
  2. Request that the vendor complete repairs before settlement, if major defects are found
  3. Negotiate a lower purchase price and have the repairs completed yourself after settlement
  4. Exit the purchase contract and walk away from the property
