We have been providing Moreton Bay building and pest inspections since 2009.

Why is a building and pest inspection important for my Moreton Bay property?

Whether you’re buying a house, apartment, townhouse or unit, it is a big investment! It’s vitally important that you have a clear understanding of the current condition of the property. You want to make sure you’re getting what you’re paying for and that you’re not buying a money pit.

A building and pest inspection is a comprehensive visual inspection of a property to assess its true condition. It looks for any major or minor building defects, safety hazards and any evidence of live termites or termite damage.

Getting a quality building and pest inspector to assess the property prior to purchase could save you thousands by identifying issues that may have otherwise gone unnoticed.

What's checked during a building and pest inspection?

During a Moreton Bay building and pest inspection, the inspector will conduct a thorough examination of the property. This is generally considered to be anything within 30 meters of the home. It includes checking the interior, exterior, roof void, roof, subfloor, garage, carport, fences and retaining walls.

The roof, roof void and subfloor can only be checked if it’s safe to do so. At Dedant, we also check the property for other abnormalities like high moisture with a thermal imaging camera and moisture meter.

Afterward, the inspector will collate their findings into a comprehensive report with coloured photos and recommendations. This report helps both buyers and sellers to make an informed decision about the property.

Under Australian Standards and QBCC guidelines, the building and pest inspector cannot check household appliances, electrical and plumbing as they are not qualified to do so.

What happens after the building and pest inspection?

Each inspection and report is completed in accordance with Australian Standards and is recognised by real estate agents, lawyers and conveyancers. This means you have a few options once you received your building and pest report including:

  1. Proceed with the purchase and settle on terms already discussed with the vendor
  2. Request that the vendor complete repairs before settlement, if major defects are found
  3. Negotiate a lower purchase price and have the repairs completed yourself after settlement
  4. Exit the purchase contract and walk away from the property

Regardless of which option you choose, you must act in manner that is fair and reasonable. You can find out more about that here.
