Pre-Purchase Inspections

What is a building and timber pest inspection?

This is a combined inspection covering building defects, safety hazards, and maintenance concerns. It includes a visual assessment of the property's overall condition to identify any issues, alongside a pest inspection of all accessible areas to detect signs of active termites or prior termite damage. The report will also indicate whether a termite management system is in place.

 

The inspection covers the full property, including the yard, building exterior, internal rooms, ceiling and roof void, and subfloor (if applicable)

Moisture readings are taken in the bathroom/s and the entire house is surveyed with a thermal camera to check for moisture issues.

A report will be sent within 24 hours outlining the inspector's findings.

  • Interior

    including interior walls, flooring, ceiling, windows, doors, bathrooms, laundry, stairs, built in cabinetry

  • Exterior

    including stairs, garage, external finishes, gutter, eaves, porch, weep holes and ventilation, external door components

  • Roof Void

    Subject to safe and reasonable access. Must be accessible from a 3.6m ladder, electricity must be turned off and no solar 

  • Site within 30m of the building

    including fences, retaining walls, drainage, paths, driveway

  • Roof Exterior

    including gutter, fascia, roof cladding and downpipes. Subject to height restrictions and safe and reasonable access

  • Sub floor

    subject to safe and reasonable access

Identify Safety Hazards

Safety defects are classified as any defects that have the potential to cause harm to persons if not rectified immediately.  Safety defects could be an issue with high windows, stairs, balustrades just to name a few.

Major Defects

A major defect should be repaired immediately. Failure to repair can cause further damage to the property or affect the liveability of the property.  It can also be a defect to a major structural component of the building.

Minor Defects

Owning a property is not without the need to do regular maintenance. By definition, a minor defect is a maintenance issue that should be addressed at some time in the future to maintain the upkeep of the property.
